Floors exposed to water can leak for a variety of reasons: e.g. pipe penetrations, expansion joint failure or simply inadequate waterproofing.At Thornton Consulting, , we have a wide range of inspection equipment and test methods which, added to our knowledge base and understanding of such constructions, enables us to locate leak sources in minimal time and often with little or no disruption to the occupants.
On occasion, however, we can be be defeated by lack of information on design and construction or where sections of floor are inaccessible. Under such circumstances, we can provide advisory services to the client, either by mitigating the extent or effects of the leaks or by guiding them to procuring the necessary facilities and information to bring it to a conclusion.
Leaks into underground structures can be notoriously difficult to locate and resolve.Older basements simply deteriorate as a result of movement over the years or the exposure to groundwater decades can also take its toll. On occasion, however, the problem is caused simply by a burst main or sewer.
Modern structures with basement areas incorporate a more sophistiacted form of tanking which should be resistant to water penetration of any kind. It is essential, therefore, that steps are taken during the construction phase to ensure that the waterproofing is installed correctly and integrity tested by a competent test house such as Thornton Consulting.
Other problems arise from leaks into basements from above, caused by any of a number of factors, from leaking pavement lights to defects in the above-ground structure.

We have been electronically testing flat roof coverings for leaks in mastic asphalt, felt and single ply for over 20 years.
We also pioneered the concept of integrity testing in 1987, since when we have worked on major developments such as Broadgate and Canary Wharf in London, Bluewater and the latest Shopping Centre, Westfield (plus a host of others).
In our time we have tested roofs to over 200 new Sainsbury stores, plus a large number of Tesco and other brands.We are constantly developing new procedures to meet new challenges and will not test a membrane or roof system we consider to be incompatible. Warm roofs, for example, particularly where the waterproofing is asphalt or concrete, do not lend themselves at all to electronic testing unless special measures are taken beforehand, on which Thornton Consulting can advise on request.
Electronic testing can also be a valuable aid in condition surveys of existing roofing stocks, thus enabling repairs to be accurately targeted and potentially prolonging the life of the roof.
When we first started testing roofs for leaks over 20 years ago, we quickly discovered that not all roofs were actually leaking and that the roof leaks were actually originating in walls above. This could include parapets, glazing, brick walls, etc. Unfortunately, many such elements are often designed incorrectly or fixed poorly.
As a consequence, we decided to extend our test services to other bulding elements and have established over the years that many leaks are due to poor design or installation in walls.There are many different elements to walls, as well as which the interface between them can be critical, especially in exposed ares.
We at Thornton Consulting use our expertise and knowledge derived from many of thousands of tests over two decades and are now recognised experts in tracing and analysing such leaks. The tried and tested principle is to identify suspect points and then prove them via positive testing.
Once the source has been determined, it is vital to ensure that rectification is targeted to the defective component. We provide a full advisory service in this respect, such as discussing the problem with those involved, preparing specifications where required, supervising remedial works, testing the repairs, etc.
